Find the El Dorado Hills house your next chapter happens in

For most people out here the hard part is not finding the house. It is working out how to buy the next one while you still own this one. Start looking below, and when you are ready, the tool underneath will show you the order to do it in.

Start here

Everything for sale out here, in one place.

The whole market, not one brokerage. Save what you like and I will tell you when something matching it comes up, which is usually before it reaches the portals. Looking costs you nothing and commits you to nothing.

Browsing is not signing. Nobody has to agree to anything to look at houses, to walk through one with me, or to ask me a question. There is a form that comes into it later and it is explained at the foot of this page, in plain English, before anybody puts it in front of you.

On the market now

Buying your first home

Your first home starts with a conversation.

You do not have to know exactly what you are looking for, or how the whole process works. Questions are a good place to start.

We will talk about what matters to you, connect you with a lender so you understand your budget, and explore homes and neighborhoods that fit your everyday life. If you would rather see the numbers before that conversation, the mortgage calculator includes the Mello-Roos that most of them leave out.

As we tour, I will help you look beyond the fresh paint and the pretty kitchen. My appraisal background helps me explain value and the details worth paying attention to.

When you find a home you love, I will walk you through the offer, the inspections, and each step toward getting your keys.

You will have someone to call, room to ask questions, and clear guidance along the way.

Let’s talk about your first home → Or send me a question first

The part nobody helps with

You own one house and you want another. What order do you do it in?

Almost everybody I work with is carrying a house already, and most of what they are worth is inside it. Sell first and you might be renting for three months. Buy first and you might be carrying two mortgages. There are four real ways through it, they suit different people, and if you are moving your property tax base the order changes your tax bill. Answer four questions and see which one is yours.

Where you are now

Could you carry both for a few months

Moving your property tax base

What yours would sell for $1,100,000

A working figure. The net proceeds estimator on the selling page does this one properly.

What you still owe on it $220,000

Everything secured against it, so a second mortgage or a line of credit counts.

What you would buy for $1,300,000

The house you keep going back to look at.

The cost of selling is estimated at 7.5 percent, which covers commission, escrow, title, recording and the county transfer tax, and it is deliberately a round number because the real one depends on what gets negotiated. Nothing here counts what it costs to get your house ready, a bridge loan or line of credit if you use one, moving, or storage. The Proposition 19 thresholds are the ones in the statute and they apply to people 55 and over, to severely and permanently disabled homeowners, and to victims of wildfire or a declared disaster, up to three times in a lifetime. All of it is a planning number rather than advice, and the tax part in particular is a question for your accountant and the assessor in the county you are moving to, not for a website.

Cheri on your next chapter

The conversation I have most often does not start with a house at all. It starts with somebody sitting at their kitchen table saying some version of the same thing. We love it here, the stairs have started to feel like stairs, and we have no idea how you do this without ending up homeless in the middle.

You do not end up homeless in the middle. There is an order to it, and picking the right one for your situation is most of what I am actually for. Some people should sell first and rent back from the buyer for sixty days. Some should buy first and bridge it. Some should never have worried, because the equity in their house makes the whole thing simpler than they feared.

And can I say the nice part out loud, because everybody skips it. This is exciting. You are choosing where the next part of your life happens. Which kitchen you make Thanksgiving in. Whether there are stairs. Whether the grandchildren are twenty minutes away or two hours. That is a wonderful thing to be deciding and I would love to help you decide it.

Come and look at one house with me and let us start there.

The offer

See one house with me.

One property. Not an exclusive, not ninety days. There is a form for exactly this and most agents will not mention it exists. I will show you a house on it, and afterwards you decide whether you want me for the rest of it.

1Tell me which house, or which street you keep driving down.
2I send you the single property agreement and my fee, in writing, before we meet.
3You see the house. If you want to carry on, we carry on. If you do not, it ends there and you owe nothing.

“We always felt seen, heard, and never alone. She didn’t just help us move. She helped us feel confident about where we were going.”

Before the first showing

What you will be asked to sign.

Before we tour homes together, you will be asked to sign a buyer representation agreement. It outlines our working relationship and what you can expect from me. We will review the terms together so you have time to ask questions and understand what you are signing.

Nothing about it should be a surprise on a driveway. It is negotiable, it is capped in length, and the California Department of Real Estate publishes its own guidance on what to watch for, including pressure to sign quickly. Read it before you sign anything, with me or with anybody else.

One exception worth knowing about: new construction has a rule of its own, and it bites on the very first visit rather than at signing. What to do before you walk into a model home.
