You do not have to know exactly what you are looking for, or how the whole process works. Questions are a good place to start.

The part nobody helps with

You own one house and you want another. What order do you do it in?

Almost everybody I work with is carrying a house already, and most of what they are worth is inside it. Sell first and you might be renting for three months. Buy first and you might be carrying two mortgages. There are four real ways through it, they suit different people, and if you are moving your property tax base the order changes your tax bill. Answer four questions and see which one is yours.

The cost of selling is estimated at 7.5 percent, which covers commission, escrow, title, recording and the county transfer tax, and it is deliberately a round number because the real one depends on what gets negotiated. Nothing here counts what it costs to get your house ready, a bridge loan or line of credit if you use one, moving, or storage. The Proposition 19 thresholds are the ones in the statute and they apply to people 55 and over, to severely and permanently disabled homeowners, and to victims of wildfire or a declared disaster, up to three times in a lifetime. All of it is a planning number rather than advice, and the tax part in particular is a question for your accountant and the assessor in the county you are moving to, not for a website.

The conversation I have most often does not start with a house at all. It starts with somebody sitting at their kitchen table saying some version of the same thing. We love it here, the stairs have started to feel like stairs, and we have no idea how you do this without ending up homeless in the middle.

You do not end up homeless in the middle. There is an order to it, and picking the right one for your situation is most of what I am actually for. Some people should sell first and rent back from the buyer for sixty days. Some should buy first and bridge it. Some should never have worried, because the equity in their house makes the whole thing simpler than they feared.

And can I say the nice part out loud, because everybody skips it. This is exciting. You are choosing where the next part of your life happens. Which kitchen you make Thanksgiving in. Whether there are stairs. Whether the grandchildren are twenty minutes away or two hours. That is a wonderful thing to be deciding and I would love to help you decide it.

Before the first showing

What you will be asked to sign.

Before we tour homes together, you will be asked to sign a buyer representation agreement. It outlines our working relationship and what you can expect from me. We will review the terms together so you have time to ask questions and understand what you are signing.

Nothing about it should be a surprise on a driveway. It is negotiable, it is capped in length, and the California Department of Real Estate publishes its own guidance on what to watch for, including pressure to sign quickly. Read it before you sign anything, with me or with anybody else.
