The stairs are usually the reason.

Almost nobody tells me they want to move because the house is too big. They tell me about the stairs, or the yard, or the fact that three bedrooms have not been opened since Christmas. If what you actually want is everything on one floor, this page is the honest list of where that exists here, what it costs to own, and what the brochures leave out.

Single story and 55+ are two different questions.

People arrive asking for one and mean the other, so it is worth separating them before you look at anything.

Single story is about the house. No stairs, usually a smaller lot, and in El Dorado Hills it is genuinely scarce outside the age-restricted communities, because most of what was built here from the nineties onward was built for families with children.

Fifty five plus is about the community. An age restriction in the governing documents, a clubhouse, neighbors in roughly the same chapter of life, and usually a monthly fee that is higher than you expect because it is doing more work.

You can have either without the other. The four communities below are the ones where both overlap, and they are not interchangeable.

The honest version

What I can prove, and what I cannot.

Community fees change, sometimes annually, and associations are not obliged to publish them. Where the figure below comes from the builder or from a county filing, it is solid. Where it comes from a listings aggregator, I have said so, because that is a number worth confirming in writing before you make a decision on it.

Anything I could not verify, I have left out rather than filled in. If a page somewhere quotes you a precise HOA figure for every community in town with no source next to it, be careful with it.

The four

Where one-floor living actually exists here.

1Four Seasons at El Dorado HillsBuilt by K. Hovnanian between 2004 and 2009, 460 homes, gated, age restricted. Nine of its ten floor plans are single story; only the largest has a second-floor bonus room, which makes it the strongest one-level story in El Dorado Hills. Homes run 1,389 to 3,245 square feet around a 12,500 square foot clubhouse with a lap pool, tennis, bocce and a two-acre community garden. It sits outside every county Mello-Roos district, so there is no special tax on top. Community fees are reported at $204 to $320 a month; that figure is from the 55places listing service rather than the association, which does not publish dues, so confirm it in writing.
2VersanteOne hundred attached cottage-style homes built by Lakemont Development between 2001 and 2003, gated and age restricted, 1,610 to 2,259 square feet. Three of its four plans, Verona, Fontana and Merano, are single story; Bianco is not. This is the only genuinely lock-and-leave product on the list: the reported fee of $260 to $550 a month covers the roof, the front yard, water, sewer, exterior painting and insurance on the structure, which is why it looks higher than the others until you work out what you stop paying for separately. Also outside every county Mello-Roos district. Fee figures again from 55places, not the association.
3Heritage El Dorado HillsLennar, building since 2015, around a thousand homes, gated and age restricted, detached only. Four collections running from about 1,137 square feet up to 2,993, a five thousand square foot clubhouse, two pools, pickleball, bocce, a dog park and trails. Reported fees of $230 to $259 a month, from 55places. I have not been able to confirm from the builder which of its plans are single story, so that is a question for the tour rather than something I will assert here.
4Heritage Carson CreekLennar's current one, gated and age restricted, selling now, roughly four hundred homes planned and building since 2024. As of 21 September 2026 the builder lists homes from $495,990 to $699,342 across 1,251 to 2,567 square feet. The Roxbury collection is explicitly single story, 1,251 to 1,437 square feet, two to three bedrooms, from $495,990, with an approximate fee of $369 a month. Those figures are Lennar's own, which makes them the best sourced on this page. One caution below.

The two Heritage communities are separate places with separate associations and separate build dates, and they are routinely written about as though they are one. They are not.

The part that costs money

New construction carries a new special tax.

Four Seasons and Versante sit outside every county Community Facilities District, so there is no Mello-Roos special tax on those homes at all. For a downsizer that is worth real money every year and it almost never appears in a comparison.

Heritage Carson Creek is the opposite case. It sits in newly formed districts, El Dorado County CFD 2024-1 and 2024-2, and as of today the county has published the formation filings but no tax rates, parcel counts or maturity dates. That does not mean there is no special tax. It means the figure is not public yet, and new districts on new construction are typically long dated: the neighboring Carson Creek district has bonds running to 2048.

So before you sign on anything new there, ask for the special tax disclosure in writing and ask when the bonds mature. A sales office will give you both. The El Dorado Hills page has what the established districts actually cost, taken from the county's own filings.

What nobody mentions

Five things worth knowing before you tour.

The age rule is not what people assume. These communities describe themselves as 55 plus, but the actual requirement lives in the governing documents and usually turns on who occupies the home rather than who owns it, with a separate rule about younger residents. Ask for the specific wording. It matters if an adult child might live with you.

A higher fee is sometimes the cheaper house. Versante looks expensive next to the others until you notice the fee covers the roof, the exterior paint, the front garden, the water and the sewer. Compare what you stop paying for, not the number.

Single story does not mean step free. Plenty of one-level homes here have a sunken living room, a raised threshold or three steps from the garage. If the point of the move is to stop negotiating stairs, walk the entry, the garage and the shower, not the floor plan.

Resale is a real consideration. An age-restricted community has a smaller buyer pool by definition. That is not a reason to avoid it, but it does change how a house should be priced going in and going out.

The new one is still building. Buying into an actively building community means construction traffic and an amenity that may not have opened yet. Ask what is finished today, not what is on the plan.

In my words

Most people do not end up where they expected.

They come in certain they want the newest one, walk three of them, and choose the older community with no special tax and a neighbor who brings the bin in. Or they decide a 55+ community is not for them at all and find a single-story house in Stonegate instead.

What I will not do is pick for you, or tell you the one I happen to have a listing in is the best one. What I will do is walk all four with you, in one afternoon, and tell you what I would be worried about in each. I have sat in enough of these kitchens to know which complaints come up a year later.
