The three I get asked about.
All three are age restricted, all three are still building, and I have no stake in which you choose. Figures below were read from the builder and from 55places on 12 October 2026, and they move, so treat them as a starting point rather than a quote.
Heritage El Dorado Hills. Lennar, building since 2015, around a thousand homes at completion, gated, detached single-family. Four collections: Reflections, the newest, with about 140 homes planned at 1,137 to 1,650 square feet; Mosaics at 1,230 to 1,784; Legends at 1,813 to 2,423; and Estates at 2,405 to 2,993. Two clubhouses, two outdoor pools, tennis, bocce and pickleball. 55places quotes the association dues at $230 to $260 a month, and says on the same page that it does not maintain HOA information and has not had it verified by the developer or the association. Get that figure in writing before it goes in your sums.
Heritage at Carson Creek. Lennar’s current one, gated, selling now, roughly four hundred homes planned and building since 2024. This is where the special tax question matters most, because two new districts were formed here in 2024 and the county has published no rates or maturity dates for them yet. In practice it means nobody can tell you yet what those two districts will charge, so treat any figure a sales office gives you for them as provisional and ask me to check it against the county roll once the rates are published.
Regency at Folsom Ranch. Toll Brothers, 55+, and the one people are most often surprised by. It is in Folsom, which puts it in Sacramento County, so nothing in my El Dorado Mello-Roos table applies to it and Folsom has districts of its own. Building since 2021, around 930 homes. The builder advertises duets and single-family homes from $525,000, with thirteen plans across five collections running 1,398 to 2,441 square feet, two to three bedrooms. Worth knowing before you drive out: the Sequoia collection is duets, which means attached, and plenty of people arrive assuming everything there is detached.
Those are the three. They are not the only ones I will walk, so if you are looking at something I have not named, send me the name. If you are weighing them against the older age-restricted communities here, Four Seasons and Versante are compared on the 55+ page, including which of them sit outside every Mello-Roos district.
