The first week is about getting the plan right.
Not getting the sign in the ground. We start with your timing, what you want to accomplish, and what has to happen before the home goes on the market at all.
1We walk the house togetherAnd we decide what is worth doing and, just as importantly, what is not. That may mean staging, pre-packing, cleaning, landscaping, inspections or small repairs. Often it means simply editing what is already there so the home shows its best. I do not believe every house needs a renovation before it can be sold.
2I work on pricing and positioningThe property itself, the competition, the neighborhood, and what buyers are actually responding to right now. This is where the appraisal background does the most work.
3Professional photography, and video where it earns its placeStills, video and aerial photography when the property calls for it. Not every house needs all three, and I will tell you which yours does.
4We launchDepending on the home that can mean an open house, broker outreach, our agent network, direct marketing, and whatever else puts it in front of the right buyer rather than simply in front of everybody.
5Then we read the response, closelyShowings, feedback, online activity, conversations with other agents, and offers. All of it tells us something, and we use it to make the next decision.
