Helping a parent sell
Maybe the stairs have become a problem. Maybe it is the yard, or the drive, or the quiet after someone passed. However it started, you are now the one asking the questions, and probably doing it from a distance. This is the order I would take things in, written for the son or daughter in the middle of it.
The families who come through this well are almost always the ones where the parent stayed in charge of the decision for as long as they possibly could. It is still their house, and it is still their life.
Start with what they want rather than what the house is worth. Where do they picture themselves in two years? What would they miss? What are they quietly worried about? You will learn more from those three questions than from any market report, and they will feel heard rather than handled.
If they are not ready, that is an answer too. I would much rather you come back in six months with a parent who chose this than list a house next month with one who feels it was taken from them.
In my experience the hardest part of these sales is rarely the buyer. It is the family. One sibling lives close and carries most of the weight, another lives three states away and feels shut out, and everyone has a memory attached to the kitchen.
Decide early who is the point of contact, how decisions get made, and how everyone hears about progress. A short group call every week or two prevents most of the hurt feelings I see later. I am happy to be on those calls, so that everyone hears the same thing from the same person.
A capable parent signs their own listing and their own sale, even if you are doing all of the legwork around them. You can be on every call, read every document and ask every question, but the signature is theirs. That protects them, and it protects you.
If you hold a durable power of attorney that covers real estate, you may be able to sign for your parent. But the title company and the escrow officer will want to see it, and they will look closely at the wording, the date and how it was notarized. Some will want it recorded with the county.
Find the document early and send it to the title company before you list, not the week you open escrow. A power of attorney that turns out to be too narrow, or one the title company will not accept, is far easier to sort out while your parent can still sign a new one.
Many longtime homeowners here hold their house in a living trust. While your parent is the trustee and able to act, they sign as trustee. If they can no longer act, the trust document usually names a successor trustee who can step in, and it spells out how that happens. Read that part with the attorney who drew it up, or with one you trust.
If there is no trust, no usable power of attorney, and your parent can no longer decide for themselves, the route usually runs through the court, by way of a conservatorship. That takes time. It is one more reason to find the paperwork now.
This is the one I would underline twice. When a parent sells during their lifetime, the tax is generally worked out from what they originally paid, less the exclusion for a primary home. When a house is inherited, the tax basis is generally reset to its value at the date of death. For a home bought in El Dorado Hills decades ago, the difference between those two can be very large.
That does not mean anyone should wait. Health, safety and money for care come first. It means a conversation with a CPA belongs before the listing agreement, not after it. I am not a tax advisor and I will not pretend to be, but I will make sure you ask the question.
If assisted living, memory care or long-term care is part of what comes next, how the house is sold and what happens to the money can matter. An elder law attorney can tell you what to protect and in what order. Again, before you list.
A homeowner who is 55 or older may be able to carry their property tax base to a replacement home anywhere in California under Proposition 19, within set time limits. For someone who bought here long ago, that can keep the next home affordable for years. I have written the rules out in plain language in the Prop 19 guide.
Moving a parent while strangers walk through their bedroom is hard on everyone. When it is possible, I would rather see your mom or dad settled in the new place first, and then prepare and sell the house once it is quiet. A calm, empty house also shows better and is far easier for me to keep ready.
When the money from the sale is needed to pay for the move, there are other ways to do it. A short rent-back after closing is one. We will talk through what fits your family.
The belongings are usually what overwhelms people, not the sale. Do it in passes. First the things your parent wants with them. Then what family members want. Then what goes to donation, to sale, and to haul away. Photograph the things that matter before they go.
I keep a short list of local people I trust for estate sales, donation pickup, cleaning and hauling. You will not have to find them yourself.
It is tempting to redo the kitchen before you sell. Most of the time it is not worth it, and it adds months to a season that is already heavy. Fresh paint, good light, repairs that a buyer’s inspector would find, and a clean, open house usually do more for the price than a remodel. The pre-listing checklist is where I would start.
