Agents talk to each other before they talk to Zillow. I hear about houses in Folsom while they are still being painted, and by the time one is listed it has often already been shown to somebody. Folsom sells in two weeks. How long would it take you to be ready?

Fourteen days on market and 99.8 percent of asking is not a market where you think it over. Almost nobody loses a house here because they were outbid. They lose it because they started getting their loan and their own sale in order after they walked through it. Answer three questions honestly and see the gap.

How this is worked out: getting your financing done and getting clear on what you want happen at the same time, so the clock counts whichever of those two is longer, not both. Selling the house you are in mostly does not run in parallel, so it is added on top. The day counts are my working estimates from my own transactions, not published figures, and a good lender on a simple file can beat them. The fourteen days and the 99.8 percent are Redfin’s medians for Folsom in June 2026 and describe the whole city, not any one street. Treat all of this as a planning number, then get a real one.

Living here

Schools

All of it is Folsom Cordova Unified, which is simpler than El Dorado Hills, where the district you are in depends on the street.

Two high schools, Folsom High and Vista del Lago, both rated ten out of ten on GreatSchools. Which one you feed into is a boundary question, and it is worth asking before you fall in love with a floor plan.

The drive

About twenty-three miles into downtown Sacramento, roughly twenty-five minutes when the road is clear. That is the shortest run of the four communities on this map and it is the main reason Folsom prices hold the way they do.

Folsom is also the only one of the four with light rail. The Gold Line ends at Historic Folsom station, which matters enormously if you work downtown and not at all if you do not.

The shape of it

About 92,000 people and a median age of 41, which makes it the youngest of the four and the one where houses turn over most often. Just under seventy percent of homes are owner-occupied, noticeably lower than El Dorado Hills at eighty-seven and a half, because Folsom has apartments and El Dorado Hills largely does not.

Sutter Street is the reason people say Folsom has a downtown and the others do not. The lake, the bike trail along the American River and Folsom Prison are all inside the city limits, which is a sentence you cannot write about anywhere else.

I’ve seen Folsom grow from a small town known mostly for its historic downtown, the prison, and the lake into one of the most sought-after places to live in our region.

Growing up nearby, Folsom Lake was where my friends and I went on the occasional day we decided school could wait. Back then, there wasn’t much beyond Sutter Street. Over the years, new neighborhoods filled in, the Palladio finally came to life with shops and restaurants, and the long-planned communities south of Highway 50 became Folsom Ranch.

The town has changed a lot, but it’s held onto what made it special. On Friday nights, Sutter Street fills with people wandering from one restaurant to the next. Saturday mornings, you’ll find me at the farmers market, rain or shine. There are miles of trails along the American River and Lake Natoma, and plenty of long summer days at the lake. Every July, the Folsom Pro Rodeo brings the whole town out.

The neighborhoods cover a lot of ground, too. Established areas like American River Canyon and Briggs Ranch have mature trees and quiet streets, while Folsom Ranch offers newer homes. Kids attend Folsom Cordova Unified schools, everyday errands are close by, and Sacramento is an easy drive.
