I do not have a listing in Granite Bay today. In a town that closes twenty houses in a month, that is not unusual for anybody, and it is exactly why the next section exists.

The number nobody publishes
Granite Bay closed twenty sales in November 2025. Not twenty in your price band, twenty in the entire town. Once you add what you actually want, the answer stops being a market and starts being a waiting list. Set your list and see the number.
Redfin counted twenty in November 2025. A full year figure is not published, so this starts at twelve months of that pace. Move it if you think the pace is different.
The narrowing percentages behind this are estimates, not published figures. No public source breaks Granite Bay sales down by story, lot size or gate. I can pull the real count for your exact list out of the MLS in about ten minutes, and that number is worth far more than this one. This tool is here to make the shape of the problem visible, not to be precise.
The annual pace starts from Redfin’s count of twenty Granite Bay sales in November 2025, annualised. November is a quiet month, so the real yearly figure is probably higher, which is why it is a slider rather than a constant. That count is the whole point of this page. In a town where twenty houses change hands in a month, one unusual sale moves every average you will read about the place, and the only number worth having is the one that applies to the house you actually want. People move between these four towns as though they were neighborhoods of one city. Three of them are, more or less. Granite Bay sits over a county line, and the line changes who assesses your house, who teaches your children and who turns up if something catches fire.

Different office, different appeal calendar, different supplemental billing. If you are transferring a tax base under Proposition 19 you file with the county you are moving to, not the one you are leaving.

Buckeye or Rescue Union
Two different systems with two different enrolment processes. Nothing transfers automatically and neither has any obligation to the other.
Granite Bay High
Oak Ridge High
Granite Bay High is a National Blue Ribbon school of about 2,005 students in the Roseville Joint Union district. Oak Ridge is El Dorado Union. Both are strong and they are not in the same league table.
Rare
Common since the 1990s
Most of Granite Bay was built and subdivided before the special districts became the way new infrastructure got paid for. It is a genuine cost advantage that the sticker price hides, and it is the reverse of the argument on the El Dorado Hills page.
Douglas and I‑80
Highway 50
A different commute entirely, not a shorter one. If Highway 50 is the reason you are looking east, Granite Bay does not solve it, it swaps it.
One thing that used to be a real obstacle no longer is. Before April 2021 a homeowner over 55 could only carry a property tax base year value into a county that had voted to accept transfers, and most had not. Proposition 19 removed that entirely, so a base year value now moves anywhere in California, up to three times, subject to a value cap. That is what makes a move from El Dorado Hills to Granite Bay, or the other way, financially thinkable for a long-time owner in a way it was not five years ago. The rules are set out in full on the selling page, and this is a question for your accountant and the receiving county assessor, not for a website.
Living here
Eureka Union for kindergarten through eight, then Granite Bay High, which is a National Blue Ribbon school of roughly 2,005 students with more than twenty Advanced Placement classes.
The schools are a large part of why houses here trade so rarely. Families arrive when the eldest is small and do not move again until the youngest has left.
Douglas Boulevard west to Roseville, then Interstate 80 into Sacramento, roughly half an hour when the road is clear. Folsom Lake is on the doorstep and the south shore of it is how you get across to Folsom and El Dorado Hills without going the long way round.
What Granite Bay does not have is a downtown, light rail, or much in the way of a walk anywhere. That is not an oversight. It is the entire design.
Large lots, mature valley oaks and a street pattern that deliberately does not connect to anything, so there is no traffic that is not going to a house. Placer County protects native oaks, so a tree in the wrong place is a permit rather than an afternoon.
The practical consequence of all that space is that a lot of Granite Bay is on wells and septic rather than mains. It is completely normal here and it is worth knowing before you make an offer, because it changes both the inspection and the running costs.
Cheri on Granite Bay
Years ago, a summer day at Granite Bay meant a towel, a cooler, and baking in the sand from morning until the sun went down. The beach and boat launch are still some of my favorite spots on Folsom Lake. The biggest difference now is that the sand is covered in sun shade structures, which is probably the smarter way to do it.
Granite Bay has a quieter, more private feel than the communities around it. It sits between the Highway 50 and Interstate 80 corridors, but with no freeway running through it, getting places can take a little longer. For a lot of people who live here, that’s part of the appeal.
There’s no central downtown where everyone gathers. For many residents, the heart of the community is Granite Bay Golf Club, especially if golf and country club living are part of what you want. Douglas Boulevard has shopping, dining, and everyday errands, and the Galleria and The Fountains are a short drive away.
The homes are what set Granite Bay apart. You’ll find custom neighborhoods, gated communities near the lake, large lots, and horse properties with room to spread out. Because so many homes are custom, two properties at the same price can feel completely different. The neighborhood, the lot, the location, and long-term value matter just as much as the house itself.
Buyers from the Bay Area have been finding Granite Bay for years, drawn by the space and privacy. Schools are part of the Eureka Union School District, with high school students in the Roseville Joint Union High School District. Prices here generally start higher than in nearby areas, but if you want an established community with distinctive homes and larger properties, it offers something that’s hard to find anywhere else.
